Nestled in the heart of the Wensum Valley, Shoemaker's cottage is an exceptional 6-bedroom detached home that offers country living just 3 miles from the beautiful City of Norwich. This unique space is perfect for friend/family get togethers. 

  

With a total of 16 beds from singles to super kings, the property comfortably sleeps up to 23 guests.  4 full bathrooms and 2 fully equipped kitchens guarantee plenty of space for all. The property sits in over 2 acres of parkland garden with frontage to the River Wensum. 

  

The Space 

This unique 6 bedroom, 4 bathroom, 2 kitchen property can be separated internally to a 4 bedroom, 2 bathroom house and a 2 bedroom, 2 bathroom cottage simply through the closure of two internal lockable doors or the doors can be left open providing an exceptional large space to host your friends and or family. 

  

Main House 

The front door opens to a large boot room with ample storage for coats, shoes, hats etc...This leads into a fully equipped open plan kitchen/dining area which comfortably provides seating for 16 guests, with beautiful views over 2 acres of parkland garden through 5m sliding doors that open onto a patio seating area with two large tables and benches. 

  

There is a downstairs w/c and a large lounge with flat screen TV and 5 sofas, the perfect area to socialise. The kitchen has a tall fridge, wine cooler and freezer (3 separate appliances) and a range oven microwave and dishwasher. You will also find everything you need to facilitate a stay, cups, plates, utensils, glasses, cutlery etc... 

  

The kitchen leads into the snug/library which has a sofa, TV, piano, plenty of books and a set of stairs leading to the first floor. From the Library, there is also a door that when locked creates the separate cottage side of the property. 

  

Cottage 

With its own separate access, the front door of the cottage leads to a cloak room and downstairs shower room. There is a downstairs bedroom and an open plan fully equipped kitchen, dining room and lounge with seating for 8 on the dining table. 

  

French doors lead into the garden where you will find large outdoor tables and benches for socialising. Upstairs there is another full bathroom and bedroom. 

  

Bedrooms 

Bedroom 1 (Master bedroom) 

Super King bed, 3 single beds. 

ensuite shower/bathroom. 

This room also boasts its own sunroom with views across the garden. 

 

Bedroom 2 

King Bed 

 

Bedroom 3 

King bed and bunkbeds. There is also a sink in this room. 

 

Bedroom 4 

King Bed and a set of bunk beds. 

 

Bedroom 5 

King Bed and a set of bunk beds. 

 

Bedroom 6 (Loft Room, stair well into open plan room). 

Super king bed and a double bed. 

  

Bathrooms 

In the cottage there is a downstairs shower room and an upstairs shower room with a bath. The main house has an upstairs shower room with a bath. The ensuite off the master bedroom has a shower over a corner bath. There is also a downstairs toilet in the main house. In total there are 5 toilets, 4 showers and 3 baths. 

  

Parking 

There is parking in the driveway for at least 8 cars. 

 

Garden 

The garden has over 2 acres of parkland leading to the river Wensum. You are welcome to fish (national rod license required) and use your own kayaks/paddle boards at your own risk. There is a gas BBQ on the patio. 

  

Other things to note 

At least two guests must be over 25, and no parties are allowed. 
 
***Any guests that are not declared in the booking but stay at the property will be charged at an additional £40p.p.p.n. 
 
Up to 2 small dogs are welcome, but there is an additional charge of £35 per dog. 
 
A damage deposit of £300 will be required for all bookings. This will be refunded once the cleaning team have checked over the house and declared 'no damage'. 

 

Guests can access all the property except the garage. This will be locked.
